​Title insurance protects homebuyers and lenders against potential legal issues related to the ownership of a property. When someone purchases real estate, they receive a title—a legal document that proves ownership. However, hidden problems like unpaid taxes, liens, fraud, or errors in public records can threaten that ownership. Title insurance helps cover the costs of defending against such claims or resolving disputes, ensuring that the buyer’s rights to the property remain secure.

 

There are two main types of title insurance: owner’s title insurance, which protects the buyer, and lender’s title insurance, which protects the mortgage lender. Unlike other insurance policies that require ongoing payments, title insurance is a one-time premium paid at closing. It provides peace of mind by guaranteeing that the property’s title is clear and that any unforeseen issues won’t result in financial loss or legal battles down the road.
